Tax credits for real estate operators with capital deployed.
Real estate is mostly an investment-side capture profile — historic-preservation credits on restored buildings, OZ deferrals, energy ITC + bonuses on retrofits, and brownfield credits on remediated sites. We file all five.
Who this is for
Owner-operators of restored buildings, qualified opportunity zone investors, energy-retrofit operators, and developers working brownfield or low-income census tracts. Investment-side credits over hiring-side.
- ✓Owner-operators of historic / restored buildings
- ✓Qualified Opportunity Zone investors and developers
- ✓Operators executing energy retrofits at scale
- ✓Developers on brownfield or NMTC-eligible sites
Programs we file
The capture stack for real estate operators.
The programs we routinely file for operators in this category. Per-credit value is a working range — your actual capture depends on hiring volume and jurisdictions.
Historic Preservation
Federal 20% credit on qualified rehabilitation expenditures for certified historic structures.
Opportunity Zone
Capital gains deferral and step-up for investment in qualified opportunity zones.
New Markets
New Markets Tax Credit for investment in qualified low-income community businesses.
Energy ITC
30% federal ITC on qualifying energy retrofits, plus IRA bonus multipliers (PW, domestic content, energy community).
Brownfield
State and federal brownfield credits and grants on remediated sites.
Where capture leaks
The problems we solve, specifically.
The problem
Historic-preservation credits require coordinated NPS and state SHPO substantiation that's rarely done in-house.
What Trak does
We coordinate the NPS / SHPO submission and produce the QRE substantiation packet end-to-end.
The problem
Energy retrofits are executed without sequencing IRA bonus multipliers.
What Trak does
Pre-construction sequencing for prevailing-wage, domestic-content, and energy-community bonuses to maximize the ITC stack.
The problem
OZ benefits are claimed but the substantiation file isn't kept clean for the deferral / step-up timeline.
What Trak does
OZ compliance file management with milestone reminders and the supporting workpaper trail.
How it lands
Week 1 to first capture.
Week 1
Property + entity ingestion
Property list with EIN ownership, historic / OZ / NMTC / brownfield status, and any energy-retrofit projects in flight or planned.
Weeks 1–3
Credit position memos
For each property, a credit-position memo: Historic eligibility, OZ status, NMTC fit, energy ITC + bonus sequencing, brownfield qualifying activity.
Weeks 3–8
NPS / SHPO coordination
For historic properties: Part 1, Part 2, and Part 3 NPS submissions with state SHPO coordination. QRE substantiation runs in parallel.
Ongoing
Filing + monitoring
Credits filed by program; OZ compliance milestones tracked through the deferral / step-up timeline; energy ITC bonus substantiation packaged for filing.
Industry-specific failure modes
If any of these look familiar…
Historic credits attempted without NPS Part 1
A historic credit claim is not defensible without NPS Part 1 certification of the historic structure status. Skipping this step kills the credit on examination.
OZ basis step-up not tracked at year 10
The OZ basis step-up requires careful timing at year 10 of holding. Without milestone tracking, the most valuable OZ benefit slips quietly past.
Energy ITC claimed without PW substantiation
PW-bonus multipliers require certified payroll and apprenticeship-ratio substantiation during construction. Claimed after the fact, they're difficult to defend.
NMTC compliance failure during 7-year period
The 39% NMTC credit unwinds if the qualifying activity drops below the threshold during the 7-year compliance period. Active monitoring is non-optional.
What we ship
Deliverables and integrations.
Deliverables
Per-property eligibility analysis across Historic, OZ, NMTC, energy ITC, and Brownfield, with the recoverable value and substantiation plan.
Part 1, Part 2, and Part 3 NPS submissions for historic properties, with SHPO coordination and the QRE substantiation packet.
Milestone tracker for the OZ deferral, step-up, and 10-year sale window, with reminders and the supporting workpaper trail.
Pre-construction substantiation plan for PW, domestic content, and energy community bonuses, with the documentation cadence baked in.
Integrations
Yardi, MRI, AppFolio, RealPage — for property-level financial data and QRE substantiation.
Procore, Buildertrend, Sage 300 CRE — for construction and retrofit project data on energy and historic work.
Investran, Allvue, Juniper Square — for OZ and NMTC fund-level compliance and reporting.
NetSuite, Sage Intacct, MRI Tax — for credit posting and forecast-vs-realized reconciliation.
Payback math
A single historic property typically clears a year of recovery.
The 20% federal historic credit on QREs for a $10M restoration delivers $2M in credit. For an owner-operator with multiple restored buildings or energy retrofits sequenced for PW bonuses, real estate is a high-yield credit profile.

Industry questions, answered.
How long does an NPS historic submission take?
Part 1 (certification of historic status) typically resolves in 30–60 days; Part 2 (rehabilitation plan certification) in 60–90 days; Part 3 (completed work certification) after work concludes, typically 60–90 days post-completion. We coordinate state SHPO submissions in parallel.
Can OZ benefits coexist with historic and energy credits?
Yes — they're structured to stack. The substantiation file is more complex, but with proper position memos and milestone tracking the credits can be claimed in concert.
What's the audit risk on historic credits?
Higher than hiring credits but lower than R&D. The substantiation discipline is the determining factor — clean Part 1 / Part 2 / Part 3 NPS records plus QRE tie-outs almost always survive examination.
Do we need to be a sponsor to claim NMTC?
No. NMTC is structured between a CDE (sponsor), an investor, and a qualifying business. We work with sponsors on structuring and with investors on the compliance file.
